What is it?

Real estate crowdlending, explained

Real estate crowdlending is a form of collective financing in which several people lend money to a developer or property owner to build, refurbish or acquire a real estate asset in Ecuador. In exchange, lenders receive periodic interest payments and the return of their principal at the end of the term.

Unlike equity crowdfunding, you do not buy a share of the property: you sign a loan contract secured by real collateral, usually backed by a mortgage on the financed asset. This makes real estate crowdlending a form of fixed income with tangible collateral.

1. We analyse the project
Our risk committee reviews the location, the developer, the appraisal value and the expected cash flow. Only deals that pass our due diligence process are published.
2. We structure the collateral
A loan contract with a registered mortgage is signed before a public notary in Ecuador. Lenders are protected by a preferential right over the property.
3. We publish the opportunity
We share the full project detail: requested amount, annual interest rate, term, payment schedule and legal documentation so you can decide with complete information.
4. You receive interest
Once the project is funded, payments begin according to the schedule. At maturity, principal is returned and the mortgage is released.

What is the difference between real estate crowdlending and crowdfunding?
In equity crowdfunding you buy a fraction of the property and share in capital gains and losses. In crowdlending you lend money in exchange for fixed interest, secured by a mortgage. It is fixed income, not equity.
How much can I earn?
Annual reference rates in Ecuador for 2026 range between 9% and 14% effective per year, depending on term, location and the collateral level of the project.
